Concept design at the heart of residential architectural projects
Our aim is to optimise development potential by achieving maximum floor space and marketability whilst ensuring that the scheme successfully responds to site and planning context.
Prior to any formal planning application or site purchase we produce preliminary designs based on the client’s brief and any relevant Local Planning Authority requirements.
How can we help?
Site Acquisition Support
Preparation of viability sketch layouts and accommodation schedules utilising client house-type range.
Site Planning Appraisals
Appraisal of the physical and planning context of a site to determine suitability for client’s residential development portfolio.
A brief introduction
Our feasibility planning service evaluates the commercial potential of a piece of land for our residential developer clients. We create concepts and detailed sketch layouts that augment the development potential of a site by achieving maximum floor-space and marketability.
Architecture is an art form and requires a very creative design process. We design in free-hand at this critical stage as it allows for a more organic design process. Using our in-house skills and experience, a residential developer’s vision for their project is realised through these intricate and detailed, hand-drawn sketches.
Good design requires us to think about the spaces between buildings and how they will be used as well as the built form itself. We always strive to create ‘a sense of place,’ using physical site features and carefully considered design solutions to ensure new developments sit harmoniously within their surroundings.
We are expert in understanding a housebuilder’s preferred house type range and mix and how they can be combined to create interesting places where people want to live.
Our conceptual designs have formed the basis for many residential developments across the UK – from small rural or urban infill sites, to large-scale, brownfield, regeneration and greenfield urban extensions.
As well as feasibility planning, we can work across every stage of your project, providing a full range of planning and architectural services. Find out more by visiting our Services page.
How we achieve this
Armed with the client’s brief and a location plan, we undertake an in-depth assessment of the site’s physical attributes to identify a set of opportunities and constraints that will set the parameters for where development can and cannot take place within the development site.
Opportunities and constraints considerations could include views, topography, existing vegetation, ecology, archaeology, contamination, noise, drainage, existing buildings and adjoining land uses.
Once the ‘developable’ area has been identified, our experienced and commercially aware, senior sketch layout designers, plot the client’s preferred house type mix while having regard for any prescribed mix for private and affordable units. We also consider local highway standards and Building Regulations to ensure outcomes are realistic, would be accepted by a Local Planning Authority and could be delivered on site.
Did you know that we provide planning, architectural and technical support, meaning that we have an understanding of all issues concept stage, planning submission and determination stages through to technical approval? To find out more visit our Services page.

Feasibility and concept design are the initial steps in developing design options for your residential development project. Our feasibility planning service evaluates the commercial potential of a piece of land before creating concepts and architectural design solutions that augment the development potential.
Key to the delivery of any residential project is the production of clear and concise technical working drawings in a time efficient way. We produce fit for purpose economical technical solutions that comply with all necessary building regulations using the latest Autocad or Revit software.
Landscaping is an integral part to any successful development. At an early stage of the design process we identify the key landscape features for retention and potential new areas for enhancement. Our in-house landscape architecture team can devise hard and soft landscape schemes that not only perform a function but also add to the aesthetic quality of a development.
From small rural or urban infill sites, to large-scale, brownfield, regeneration and greenfield urban extensions; we provide everything from concept plans and development framework plans to detailed masterplans and parameter plans, based on well-established urban design principles.
Communicating visions and detailed proposals through graphics is a key element of architectural design. Creating the best user experience and visual representation of our design proposals is what we do. From 2D plans to 3D axonometric projections and perspective visualisations, we employ various techniques and media such as hand-drawn sketches, digital photo editing and CAD software layout tools.
