The Noble Consultancy secure planning approval for the third and final residential phase of the strategic mixed-use development at Hermitage Lane.
The development will unlock this area of land which will form part of the wider area that is earmarked for significant residential growth to meet the needs of the area.
The Noble Consultancy were engaged at inception and feasibility stage to develop an understanding of site-specific constraints and develop a series of feasibility sketch layouts for Barratt Redrow Kent.
Particular design considerations include:
A set of site parameters were established that have enabled the amount of proposed development to be maximised in line with the NPPFs paragraphs 124-130 regarding ‘making effective use of the land’. Making the best use of land is a fundamental objective of the planning system and is essential in meeting the need for homes and other forms of development, while safeguarding and improving the environment.
Proposals have been carefully shaped to reflect the ambitions of the landowners and the expectations of the local planning authorities. The Outline establishes a set of development principles that will guide detailed planning applications while allowing for flexibility.
We look forward to continuing our work with Barratt Redrow Kent on this project as it progresses through detailed design stage.

The Noble Consultancy has secured detailed approval for a further 81 new homes and associated strategic landscaping on behalf of David Wilson Homes Kent at Phase 2A, Sholden.
