Planning secured in Kent after archaeological hold-up.

Planning approval has been secured for 110 much-needed new homes in Sholden, Kent, amidst archaeological constraints.

The Noble Consultancy, on behalf of David Wilson Homes, adopted a phased approach to allow development to commence while further archaeological investigations could take place. Several layout options were explored by The Noble Consultancy to avoid archaeological constraints, whilst achieving the requirements of the Outline Consent.

Approval was first granted for 46 homes in Phase 1A whilst archaeological exploration took place within Phase 1B. Following archaeological investigations, a subsequent application for the remaining 64 homes in Phase 1B was approved. Both applications were required to be fully compliant in terms of affordable mix and design rationale.

The new development will use a materials palette and detailing that closely reflects the Sholden Fields development, a modern interpretation of the traditional Kentish style. The housing mix consists of two, three, four and five bedroom houses to meet local demand and will consist of 30% affordable homes.

Splitting this site into two independent applications that washed their own face has proven key to ensuring early commencement and continuity of build on site.
